This information was updated based upon the new limits reported June 13, 2018. Use this information to see if your family meets the USDA Loan requirements for maximum family income limits. The table below shows the current 2018 USDA Home Loan Income Limits By County in NC – and it is based upon the number of people who live in your household.
In North Carolina we have portions of our State that are under a “designated” MSA… this means that if you live near a Metropolitan Area (like Raleigh) you might not see your County listed for Maximum Income Limits in the Table below – you would look at Raleigh.
The Raleigh Area includes Wake County, Johnston County and Franklin County. The Charlotte Area is actually broken out into 2 different MSA’s in the USDA Loan Eligibility site. If you are looking for a USDA Loan in Mecklenburg County, Cabarrus County, York SC, Union County or Gaston County – you will have a limit for a family of 1 to 4 members of $85,250 and $112,550 for those with more than 5 people in the home. The “second” area listed in the USDA Loan Eligibility site is simply for Anson County, therefore, we’ve shown that separately.
In any NC county we can add 8% of the 4 person limit for each person in excess of 8 people in a family. Meaning if a husband and wife have 6 children, and their mom is going to live in the home, which is located in Asheville we would do this calculation:
$82700 x 8% = $6,616
Family of 5 limit in Asheville is $109,150 plus the additional $6,616 = $115,766 is the income limit for this household. Any income the grandmother adds to the household, even if she’s not on the mortgage, will be considered in the maximum income calculations.
USDA Home Loans are no down payment loans with very low mortgage interest rates. Two of the major USDA Home Loan Qualifying Requirements are that the property be located within in a “designated” USDA Home Loan area – and the household income must not exceed the limits below.

Will temporary overtime that makes my income go over the cap for my area cause my loan to be denied…my husband had to put in an excessive amount of overtime last year due to his company being under staffed but now they have things in place to assure that he want have to work those long hours anymore…can we get a letter of explanation for that so we want be disqualified for the USDA loan.

If we can document it as an unusual circumstance, we might be ok. In addition, USDA allows us to take any un-reimbursed business expense off the income and child care..

If you are self employed then you can deduct business expenses. However, if you are a W-2 employee, you can not qualify for the limits by deducting your business expenses.

Hello, I have a question about timing…I have medium fico score 620, credit krama is lower then that, so im not sure witch to follow..
Im shy 2 months of having 12 months consecutive car payments, january 2018..
Do you suggest waiting two more months before looking or can I start now, knowing the 2 months will be good to go. And I will have 12 months of clean credit?

I’m so ready to purchase a home. Ive been trying to clean up my credit but not sure which company to deal with that have actual reslts of doing that. I want to go through USDA. While married my ex-husband did file Chapter 13 bankrupy it was completed 7 years ago. Do I need to wait until it’s 10years ago?
