Requirements for High Point North Carolina USDA Loans
- No Money Down Loans: The USDA Home Loans in High Point have low closing costs, and at this time, we can help you structure a contract for the Seller to pay for most if your closing costs (This does not mean that you will have to come to closing with NO money).
- The Property does not have to be a Farm, in fact it can be difficult to finance a working farm using the USDA Home Loan High Point Program, but we have been able to use it for some horse farms.

- Very low PMI rates, especially when you compare the USDA Home Loan PMI rates to the current FHA PMI Rates.

Frankly, I surprised at how large the changed area is. Remember, the shaded areas, will NOT qualify for USDA Home Loan financing.
In addition to being located within the USDA Home Loan “footprint” of eligible areas, to qualify for a USDA Home Loan in High Point NC you will also have to be under the Income Limit set for each county. Since High Point actually sits in the middle of four counties, this could be tricky. Good News! The USDA Home Loans Maximum Income Limits for Guilford, Randolph, Davidson, and Forsyth County are all the same . The USDA income limits for all of the counties surrounding High Point, NC are:

Marquya loans submitted 12 days ago to the USDA Home Loan office in NC are being looked at today. It fluctuates – but we’ve been on a 10 to 14 day wait for USDA Underwriting for several weeks.

Thank you so much for your help! I just got word from my loan officer that my loan was sent back from USDA because my DTI ratio was too high. My loan went through UW with the bank and I paid for all the apprasial, home inspection, and down payment. I was approved by the bank and my loan has been approved out of underwriting. How can I be denied this late in the loan process. I have not made any changes to my credit or made any purchases. Should I be responsible for the bank’s error?

I’m very sorry to hear that. There are situations where a loan officer calculates income one way – and an underwriter looks at it from a different perspective. If it is a debt to income ratio issue – I would find out what the loan officer suggests regarding what debt you can get rid of to qualify based upon what the underwriter is looking for.
