I am a waitress in Fayetteville, NC and attending school as well. I am looking into being a first time home buyer due to the owner of my rental returning from overseas earlier than expected, they would like to break the lease early. I have an 11 month old daughter and am now fearful of having to rent again and something similar happening since I live in a military town. My fiancé and I are paying $790 a month in rent which seems to be higher than what we would pay for a home priced around $126,000. However, due to a “lack of proof of income” I have been denied a home loan through my bank even though I have fairly decent credit (640 last I checked 2/2014). How can I go about being approved for a home loan in this situation?

I am also a server in Southern Pines Nc I am trying to get a usda loan as well and I feel like I am getting the run around. My credit score is 640 and my income is good. I have worked at my job since Aug 1st 2012. Is there a way around working there for over 2 years? I have been serving for several years and my employer can state the money will stay consistent and my job is secure.

Sara – you should not be “getting” the run around. Please call us at 919 649 5058. We can help you with this. Some loan officers don’t have all of the tools they need to help folks that are a good credit risk for a home! I’ll bet you will be busy in a few weeks with the Open in town 🙂

Alisha – I’m sorry it took me so long to respond, I was looking at programs in your area. Unfortunately, I don’t see a way to avoid waiting the 2 years, unless you consider a FHA Loan. With a FHA Loan, you can add a co-borrower, and that person can provide the income that you would need to qualify to buy the house.
