Used Eligibility Once VA Mortgage Loan

People moving to Ft. Bragg, in Fayetteville NC might be moving here with little or no equity.  Did you know that even if you’ve used your VA eligibility before, you can use it more than once… under certain circumstances.

You need to either:

  • pay off your prior VA loan
  • and disposed of the property, you can have your used eligibility restored for additional use. Also, on a one-time only basis, you may have your eligibility restored if your prior VA loan has been paid in full but you still own the property. In either case, to obtain restoration of eligibility, the veteran must send a completed VA Form 26-1880 to the local VA Center.  In NC the Eligibility Center is in Winston Salem.  We suggest that Veterans include evidence that the previous loan is paid in full with a notice from the bank, and a copy of your HUD-1 Settlement Statement.  Including this information will speed up the process, and you will avoid delays.

If you allowed the folks who purchased your home to assume your VA loan, you can still get the Eligibility Reinstated, if the person who assumed the loan is also an eligible veteran who is willing to substitute his or her available eligibility for yours.  Otherwise,  the Veteran cannot have eligibility restored until the assumer has paid off the VA loan.

If you allowed someone to assume the VA Home Loan, and they defaulted, or the Federal government lost money AT ALL, you will not have your VA Eligibility restored. Even if it’s not your fault, and the VA does not hold you responsible.  Additionally, if you short sold your home, or did a deed in lieu, the VA will not reinstate your Eligibility. Although you might be released from liability on the loan and/or the debt was waived, the VA will not restore the Eligibility.

The law does not permit the used portion of the veteran’s eligibility to be restored until the loss has been repaid in full.

USDA Home Loans and Deferred Student Payments

deferred student loans usda home loansPeople are moving to the Raleigh / Cary Metro area to go to one of the more than 20 Universities and Colleges we have in the area… and after graduation, they often stay in the Triangle because we have jobs.  As folks are ready to put down roots and buy a home in Raleigh, they need to know how those Student Loans might affect them when they apply for a mortgage.

Whether it is a USDA Home Loan, an FHA Loan, or a VA Mortgage Loanif you have have existing student loans, first off they need to be current. If you are past due – call TODAY and see what can be done to create a payment plan.   Once you’ve made 6 to 7 payments on the new plan – you will be closer to being able to buy a home in NC.

Profile of 2009 – 2010 First Time Home Buyer

The National Association of Realtors released information about First Time Home Buyers last week that showed some interesting trends!

  • 93 percent of those surveyed in 2009 – 2010 reported that they purchased using one of the first-time buyer tax credits. (Who’s surprised??? Nope, we’re not surprised either!)
  • Ninety-five percent chose a fixed-rate mortgage.
  • The median age of first-time buyers was 30 and the median income was $59,900. (This part was a little surprising!) The typical first-time buyer purchased a 1,540 square foot home costing $152,000 (bet they were keeping their total payments under the $1000 mark)
  • First-time buyers who made a downpayment used a variety of sources: 74 percent used savings, 38 percent received a gift (or a loan) from a friend or relative, (READ:  their parents) Eight percent tapped into a 401(k) fund, and 6 percent sold stocks or bonds.
  • Women accounted for 1 in 5 purchases, and single Males made the largest leap in the survey ever – which was attributed to the tax [Read more...]

Raleigh One of the Smartest Cities in America!

We keep getting good news about Raleigh / Cary! In the past month we’ve been named as the first place to most likely see appreciation in Real Estate, one of the best places to Retire, One of the best areas for Single Rich folks and now… one of the BRAINIEST Cities in America!

According to new Census Bureau data, the national average for cities with people 25 years or older who have bachelor’s, master’s, professional school or doctorate degrees is less than 25%… In Raleigh, that concentration is at 42.4% putting us at number 4 on the list!

“There’s a very high correlation between earnings and educational attainment,” said Todd Gabe, an economics professor at the University of Maine.

Cary currently trends at number 13 on the fastest area in the country for Job Growth!

According to CNN Money, Wake  County is one of the nation’s leader in a high-tech and biotech jobs.

Wake County is home to Research Triangle Park, the country’s largest industrial park, where IBM has extensive operations, employing 11,000, along with GlaxoSmithKline, Cisco Systems, and SAS Institute.

Even though there are more than 160 companies in RTP, the lion’s share of Wake County’s jobs come from the public sector. The lion’s share of local jobs are with the state government or the public school system. North Carolina State University and the county are also major players.

Is It Time To Refinance?

Many of the people we are talking with WANT to refinance – but they figure it’s probably not worth it. Generally those sentiments run from two different camps, either the homeowner is concerned that they have no equity in the home to refinance (and don’t want to pay closing costs out of pocket), or they just figure they have a pretty good rate now, and don’t see a big difference from 5.75 to “whatever the mortgage rates are down to now.”

So let’s talk about what you SHOULD consider with a refinance…

The most fundamental consideration in whether a homeowner should refinance an existing mortgage is the break-even point, which means how soon the cost of the refinance will be recaptured through lower monthly payments. In general, most homeowners are looking for a three year recapture period.  If you are not going to recouperate in that time period… it might not make sense.

VA Home Loans Could Have Fewer Options

SunTrust Bank announced that as of the middle of October they will be eliminating it’s VA Government Sponsorship Program and “will not purchase VA loans from VA Government Sponsored clients. What does this mean to Veterans and why would a bank make this decision?

First off, SunTrust is not saying THEY won’t do VA loans, only that they will not purchase VA loans from mortgage brokers or mortgage bankers. The loans must be originated by SunTrust.

This is significant to note because SunTrust has been one of the more conservative lenders, and what they do… many other banks follow through on.

Credit requirements for VA Mortgage Loans (which are 100% no money down loans) have tightened in the past six months. Although VA does not set a minimum score – most lenders are requiring a 640 credit score (higher than USDA and FHA) to get the best pricing.

Credit Scores and First Time Home Buyers!

How Credit Scores are calculated is changing, and the minimum scores required for mortgage loans are going HIGHER!  For information about “WHY” Credit Scores requirements are changing in NC, click here.

It’s important to know that Transunion began making changes to the way they calculate credit scores, and if you don’t change your credit strategy – you might not be able to purchase!

I think it’s important for First Time Homebuyers (especially) to know what credit scores they need so that they can take advantage of the $8000 Tax Credit, Low Rates and “Cheap Houses!”

If you are using VA Benefits, you need a 620 score, even though VA does not have a MINIMUM credit score!  I think that (JMHO) because VA doesn’t have a minimum – those VA rates have gotten higher in the last 2 months!  For details on Credit and Veteran’s Administration home loans click here! Options for Refinancing Veteran Loans

 

 

VA Mortgage Loans have No Downpayment

Bad news in the Economy is GOOD news for mortgage rates – and if you have a VA mortgage loan, it might be time to consider a refinance!  Seriously, if you are over 5.5% – you should call or txt today (919-649-5058).

One of the best options for a Veteran is an Interest Rate Reduction Loan (gotta’ love the military acronyms IRRL)… also referred to as a Streamline. This refinance program is a government backed mortgage loan for active duty and prior service veterans who already have an existing VA loan.

Credit qualifying is not required. This means that even if you have bad credit, as long as you have not had more than 1 thirty day late mortgage payment in the last 12 months, you may still be eligible for a VA streamline refinance.

VA streamline refinancing lets you refinance your existing VA home loan with no out of pocket expenses. All closing cost and pre-paids can be rolled into the loan amount.

No appraisal is required! You can skip up to 2 payments, and get existing escrow account refunded back to you!

The Streamline program is just for Interest Rate Reduction- meaning this is NOT for the Veteran who is wanting to take cash out of the property.  The Cash Out Refinance Program for Veteran mortgage loans have these fetures:

  • The cash-out proceeds can be used for any purpose.
  • A VA home loan refinance under the cash-out program differs from the VA streamline refinance in that an appraisal is required and you must qualify for the loan.
  • Also, unless you are exempt, VA  charges a 3% funding fee for this program, however, the fee can be rolled into the loan amount.
